    Talked with my principal broker about my plans. I can stay on while I get another job for $100/month office fee which isn't bad considering what I get out of it. I know I won't succeed in this business part-time, but if somebody sells my listings I could end up with a few grand.

    I've never worked in the sort of broker environment so don't take this as something from an expert.  But I do know a lot of people who have.  My impression is that it is essentially a pyramid scheme.  You get a lot of young employees who don't have huge financial obligations to do all the grunt and leg work, and if they manage to get sales then a big chunk gets floated up to the senior people.  If you manage to be good enough and stick it out long enough, eventually you move up and get your own set of young and energetic lackeys to start doing your dirty work.

    My impression is that it would be really difficult to make a career switch to this with a family to support and not enough savings.
